The Power of Perseverance: Navigating Property Tax Appeals
Hello Everyone,
As many of you know, I've been deeply involved in real estate in Wheat Ridge since 2011. Recently, I embarked on a journey that many of you might find relevant – challenging property tax valuations. In this post, I want to share the steps involved and the importance of being attentive to ensure you're not overpaying on your taxes.
The First Hurdle: Initial Disappointment
The process started with a setback. My initial attempt to protest the tax valuation was dismissed. This experience highlighted a crucial lesson: the system isn't necessarily designed to make it easy for homeowners to challenge their assessments.
The Crucial Second Step: Gathering Evidence
Not one to give up, I prepared for the second round. The key here was gathering solid evidence – specifically, market sold data that supported my case. This data was instrumental in demonstrating that the initial valuations were not aligned with the current market reality.
The Success: Making a Difference
The effort paid off. After submitting detailed documentation and attending multiple interviews with the county board of equalization, I, along with a few clients who followed my advice, successfully achieved a reduction in our property valuations by $80,000 to $100,000.
The Bigger Picture: It's About Vigilance
This experience was an eye-opener. It's a reminder that as property owners, we can't afford to be complacent. The system, as it stands, might not always have your best interest at heart. It's set up in a way that can take advantage of those who don't pay close attention.
The Next Steps: Continuing the Fight
For one of my properties, I'm pushing this even further. I plan to appeal a decision by the Board of Equalization (BOE), as I believe the valuation is still about $50,000 to $60,000 too high. This will involve a $150 fee and an in-person presentation, but it's a step I'm willing to take to understand the process fully to be informed and to be coach a client down the road.
My Advice to You
- Stay Informed: Keep track of your property valuation and how it compares to the current market.
- Gather Evidence: If you believe your valuation is unfair, collect data on similar properties and recent sales in your area.
- Be Prepared to Challenge: Don’t hesitate to contest an unfair valuation. It can be a lengthy process, but it’s worth it.
- Understand the Process: Learn about the appeals process in your area, including deadlines and necessary documentation.
