This charming west side location has breathtaking views of the city skyline. Perfect for building your dream home or investment property, this lot boasts spectacular sunrise views, quick access to I-25, downtown, and Old Colorado City. Nestled in the trees, the site offers a peaceful retreat away from the hustle and bustle. R2 zoning allows for a duplex. This could be a challenging fix and flip. The kitchen and upper bath look great, and there is all new flooring at the house for the main floor, but consistent with the engineer's structural observations, there does seem to be some movement of the house even after the helical pier installation. During periods of high moisture in the soil, the main door at the lower level and the door to the deck bind up in the frame. Many of the interior and exterior cracks that had been cosmetically repaired have also opened up indicating some movement of structural members within the home. The 2nd bath that was on the main floor was torn out and that area has been left open. The stone wall is an eyesore but may not be a structural issue. There is a secondary foundation wall that was poured outside of the stone wall that has not shown any obvious signs of cracking or movement. It has not been professionally evaluated. The original floor joists were placed on the stone foundation directly over what appears to have been a dirt floor. Those joists have deteriorated beyond repair and should not be considered structurally sound. Please contact listing agent for further details.
